Successful Home Preparation:
  1. Clean and Clear Clutter
    1. Everything needs to sparkle like new. You will need to clean inside and out of your home: windows, walls, ceilings, closets, baths, doors, doorknobs, the outside of your house — everything!
    2. Remove clutter from your countertops, tables, closets, drawers, and cupboards. A good rule of thumb when you are placing things back in closets, drawers and cupboards, is to fill it only 1/2 way. This will give the impression there is plenty of storage space. (When you have everything out of a closet or drawer, etc. that is the time to clean it.) Also put on new shelving paper before you put things back in the cupboards and drawers.
    3. Remove excess furniture (*See final step.)


  2. Repair or Replace
    You should repair or replace anything that needs it. Examples are leaky faucets, chipped or cracked tile, broken light fixtures, etc. It is a good idea to tour your home as if you were a potential buyer. You should be very critical as you do this. Potential buyers will be very critical so it is important to see your home as they see you home. Buyers will many times note worn or broken items and then begin looking for more things that need to be fixed. If they do make an offer on your home they may offer less, because the home is a "fixer upper" in their eyes. You will get closer to your asking price if your home doesn't "need" any fixes.

    If the home needs paining, paint it. Inside and outside if necessary. Paint is one of the least expensive things you can do and get a great return on your money. When painting and considering color options consult an interior designer. Neutral is best, but neutral doesn't mean just white or off white. This is where a designer can help you choose a color that will show your house to its best advantage.

  3. Storage
    Put items you removed from cupboards, drawers and closets into a storage unit, give it to Goodwill or the Salvation Army or have a yard sale.

  4. The Final Step
    The final step and the one with the greatest impact for creating an impression with buyers, is staging. Staging is designing your home to appeal to potential buyers. Staging includes space planning each of the rooms in your home. (Removing some furniture may be necessary to show the house in its best light.)

    By staging your home you can create a feeling of home and lifestyle that will appeal to buyers. Buyers will look for a home that meets their physical and emotional needs. Whether or not your home meets a buyer's physical need is not under your control, but you can create an image that meets their emotional needs through staging.
